Bradley C. Davis, President and CEO of Davis Homes, says they never build the same dream home twice. He says it’s a successful plan that has worked for the company and their clients for over 65 years.
“A lot has changed through the years, such as zoning requirements, types of homes and features, but the high-quality standards for us have remained the same,” Davis said during an interview in his office. “We look for good land to build on, whether it be one of our communities or a customer’s unique lot, and work with a home owner’s budget to make sure they get the unique home they want.”
It’s been that way since the 1950s, when the Davis family first started building residential homes to a superior standard in Indiana, Ohio and Florida. Davis, a third-generation builder, estimates that he has been associated with the building of 14,000-15,000 homes since the 1980s. “I have the DNA for it, because it really has been a family business,” Davis says. He has worked with both of his brothers Rick and Mike Davis, and with his father Charles Davis starting in 1985. Brad’s mother Jackie Davis also has decorated some of the model homes through the years.
Since 2008, Brad has continued his family’s home building tradition with building over 1,000 homes in the Central Indiana area. Davis oversees all aspects of new home sales, construction and land positioning. “I have loved watching the company continue to grow, while building unique homes within Central Indiana,” Davis says. “I think people know we are a builder they can turn to when they want a new high-quality home.”

While the thought of building a custom home can be intimidating, Davis’ streamlined process puts customers at ease. Davis Homes assists with land selection in subdivisions and rural areas throughout Central Indiana. They also do a free site cost analysis. During the site assessment, Davis’ experienced team inspects the site a homebuyer is interested in and conducts a site survey. The team then puts together a budget for those items that may be required to make the land suitable for building. The items could include land clearing, grading, drainage, utilities, topography, and permitting. “Most people just don’t know what to look for when estimating site costs and what makes a lot buildable.” says Chiarotti. “Having helped to develop over 5,000 acres, I can look at a lot or piece of land and assist the customer in the determination of a budget allowance for that particular property.”
After the inspection, homeowners can select a new home floor plan from Davis’ extensive collection and customize it to meet their unique needs or Davis will build off your custom plans. “We have a lot of people bring us a plan that is very specific, and we can price it out,” Frye says. Davis Homes also provides customers with an in-house design expert who helps walk the customer through their selections at the Davis Homes Studio. Flooring, cabinets, counter tops, fixtures and brick can all be viewed and selected at one location making the process less stressful for the customer.
When looking at financing your new home, Davis has many options that are as easy as purchasing a house. Most people don’t realize how simple it can be to obtain a construction loan where the lot, site preparation costs and home are combined into one loan. “We have worked closely with certain lenders that allow home owners to secure their construction loans for as little as 0% – 5% down,” adds Frye.
Davis credits his outstanding staff with making sure every homeowner’s needs are met. “We have an astounding team that will work hard to make sure you are in the home you have always wanted,” Davis says. “We have a team with a wealth of experience to lead you through all aspects of the home building process. We have a lot of go-getters here, and a good mix of personalities. It feels like a family, and I’m very proud of our staff.”
A BRIGHT FUTURE
Davis Homes is already working on building several new communities. “We are building a new community in Fortville called Park Creek, which will have homes from $250,000 to $350,000. We are also building a new community called Cedar Park in Perry Township, and another in Westfield called Setter’s Manor.” Additional plans are coming together for neighborhoods in Pike and Perry Townships.
Davis enjoys finding new niches and looking for new building sites for his homes. “I’m always excited about planning a new development and building new homes for people.” He credits his father, Charlie, who turns 86 in September, for having connections to get the Cedar Park community started. “He has a lot of energy, and we would not be where we are without him.
